Box-in-box conversion of a 180,000 SF Class A distribution shell (built by Hines) into a 100,000 SF five-zone frozen storage facility. -10°F operating temperature. Heated underslab glycol loop. Industrial ammonia (NH₃) infrastructure. Delivered in 5 months.
The facility opened in mid-2024 and was at target temperature within 72 hours of commissioning. We Store Frozen onboarded 65 customers — including seven Fortune 500 clients — before going fully online, and has since expanded to a second 180,000 SF Houston location. Now distributing for Costco, Walmart, CVS, HEB, and seven Fortune 500 clients.

Large-format refrigerated storage and distribution for protein, dairy, produce, and beverage logistics. Multi-dock layouts, food-grade finishes, sanitation envelopes, and integrated cold chain throughput.
Engineering considerations: insulated metal panel envelope, vapor barrier continuity, dock door sealing, evaporator sizing for door-cycle recovery, racking integration.
