We Store Frozen — 100,000 SF Frozen Storage, Houston

3PL Frozen Storage Buildout · Lone Star Logistics Park, Houston, TX

We Store Frozen 100,000 SF frozen storage buildout in Houston

Box-in-box conversion of a 180,000 SF Class A distribution shell (built by Hines) into a 100,000 SF five-zone frozen storage facility. -10°F operating temperature. Heated underslab glycol loop. Industrial ammonia (NH₃) infrastructure. Delivered in 5 months.

The facility opened in mid-2024 and was at target temperature within 72 hours of commissioning. We Store Frozen onboarded 65 customers — including seven Fortune 500 clients — before going fully online, and has since expanded to a second 180,000 SF Houston location. Now distributing for Costco, Walmart, CVS, HEB, and seven Fortune 500 clients.

“The facility USCB delivered let us close our pipeline before doors opened. We were 70% pre-sold by ribbon-cutting and onboarded 65 customers — including seven Fortune 500 — within the first months. The build came in on schedule and the infrastructure performed from day one, which is what made all of that possible.”

Project Types

Project types USCB designs, engineers, and builds.

Each carries distinct engineering requirements, refrigeration design, and compliance considerations.

Refrigerated Warehouse Construction(34°F–55°F)

Large-format refrigerated storage and distribution for protein, dairy, produce, and beverage logistics. Multi-dock layouts, food-grade finishes, sanitation envelopes, and integrated cold chain throughput.

Engineering considerations: insulated metal panel envelope, vapor barrier continuity, dock door sealing, evaporator sizing for door-cycle recovery, racking integration.

Learn more →

Frozen Storage Construction(0°F to -10°F)

Sub-zero frozen storage for protein, frozen food manufacturing, ice cream, and long-cycle inventory. Underslab heat protection, deep insulation systems, and refrigeration sized for sustained pull-down.

Engineering considerations: frost heave prevention (heated underslab glycol or electric mat), 6"+ IMP wall and ceiling systems, vapor barrier integrity, refrigeration redundancy.

Learn more →

Multi-Temperature Distribution Centers

Single-roof facilities combining cooler, frozen, and ambient zones for cold chain distribution operators. Independent temperature zones with shared refrigeration plant and cross-dock layouts.

Engineering considerations: independent zone refrigeration, dock door scheduling, cross-dock workflow design, multi-temp HVAC zoning.

Learn more →

Blast Freezer & IQF Facilities(-20°F to -40°F)

Industrial blast freezing for protein, IQF produce, and rapid-cycle frozen processing. High-velocity airflow, deep refrigeration capacity, and product handling integration.

Engineering considerations: refrigeration capacity sized for batch freezing (not just storage), airflow engineering, product flow racking, ammonia or cascade refrigeration.

Food Processing Facilities

USDA-FSIS, HACCP, and SQF-compliant temperature-controlled production facilities. Sanitary construction, washdown-rated finishes, slope-to-drain flooring, and separation between raw and finished product zones.

Engineering considerations: FRP wall panels, sealed concrete slope-to-drain, coved base transitions, airflow separation, USDA-compliant finishes.

Learn more →

Pharmaceutical & Biotech Cold Storage

GMP-validated pharmaceutical cold storage including 2°C to 8°C and ULT (-80°C) suites. Audit-ready documentation, N+1 redundancy, and validated commissioning (DQ/IQ/OQ/PQ).

Engineering considerations: validated temperature mapping, monitoring system redundancy, GDP cold chain compliance, audit-ready documentation systems.

Learn more →

3PL & Public Refrigerated Warehouse (PRW)

Multi-tenant cold storage facilities for third-party logistics operators. Independent tenant suites, shared refrigeration infrastructure, and high-throughput dock layouts.

Engineering considerations: tenant separation, metering and submetering, shared refrigeration plant design, dock count optimization.

Learn more →

Airport & Port-Adjacent Cold Storage

Time-critical cold storage for perishable air cargo, GDP-validated pharmaceutical cold chain, and port-adjacent import/export facilities. FTZ designation and customs bonded operations supported.

Engineering considerations: airside/portside logistics integration, FTZ and bonded storage compliance, rapid vessel-to-truck transfer infrastructure.
